Just being curious, isnt REIT an unsafe gamble where you don’t actually own anything
Plus how does the reselling and taxation things works on it

What does that mean that you don't actually own anything? REITs are one of the most regulated real estate product in India.
If you own a shop, entire rent is taxable. In REITs only 20-50% of income is taxable. Plus capital gains on both are the same. Plus you can sell even 1 share and 10k shared as well. Plus you don't run the risk of vacancy or forced occupation or repairs or what not.
Owning a shop/office is a business while REIT is an investment.
